Application For ACC Review

Architectural Control Committee (ACC) Overview

The Architectural Control Committee (ACC) plays a vital role in maintaining the aesthetic integrity, safety, and property values of the Buffalo Heights community. In accordance with the association’s CC&Rs (Covenants, Conditions, and Restrictions), the ACC is responsible for reviewing and approving any proposed modifications, additions, or alterations to properties within the community, including individual lots and common areas.

The primary responsibilities of the ACC include:

  1. Reviewing Applications for Modifications: The ACC evaluates homeowner requests for changes to the exterior of properties, including but not limited to alterations to structures, landscaping, fencing, painting, and additions.
  2. Ensuring Compliance with CC&Rs: The ACC ensures that all proposed changes align with the community's established guidelines and standards as outlined in the CC&Rs, preserving the visual appeal and consistency of the neighborhood.
  3. Providing Guidance and Clarifications: The ACC offers advice and guidance to homeowners regarding acceptable modifications, helping them understand the community’s design standards and how to submit proper requests for approval.
  4. Enforcement of Approved Guidelines: The ACC monitors compliance with approved designs and may enforce corrective action if modifications are made without proper approval or in violation of the established standards.

Homeowners are encouraged to submit their requests for review in a timely manner and to work with the ACC to ensure any improvements are made in accordance with the community’s guidelines.
